Tips for selling your home over the December break
Selling your home during the December break can be challenging. With many families on vacation or hosting festive gatherings, not to mention the year-end closure dates for most companies, selling during this time will require some careful planning and coordination.The first thing to be aware of is that the Deeds Office typically closes over the festive season, which can delay any transfers that are in the pipeline.
Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa mentions that many real estate professionals will also choose to take some time off over this period. “It is important to speak to your chosen real estate professional to find out what their availability will be over the festive season. Likewise, if you are planning on being away, be sure to let your real estate agent know and arrange that they can still gain access to the property so that they can show potential buyers through the home.”
Another challenge with selling over this time is keeping the home tidy while the children are on school holidays. The simplest way to maintain a tidy home is to spend less time in it. Plan fun outings with your children to keep them entertained and out of the house. If budgets are tight, consider free or affordable activities such as a day at the park, the beach, or a visit to a relative’s house.
Goslett also cautions sellers not to go too over the top with their holiday decorations, as this might make it trickier for potential buyers to envision themselves in the space. “Usually, when selling, the advice is to declutter and depersonalise the home. This can be tricky over the festive break. At a minimum, try to avoid over-the-top decorations that may distract buyers from seeing the home’s potential,” says Goslett.
Although this season has its challenges, Goslett notes that a knowledgeable agent can navigate the market dynamics and ensure your property gets maximum exposure even during the busy holiday period.
“Selling your home in December can be a smart move, as motivated buyers are often keen to close before the new year. With the right preparation and marketing from the right agent, your home can attract the perfect buyer this festive season,” Goslett concludes.
