Glenda Bosch, the principal agent at Green Door Properties, provided My.Na Property with a unique perspective on the real estate industry, drawing from her childhood experiences and her commitment to addressing market challenges.
In an exclusive interview with Namibia Media Holdings’ Aina Raiza Kweyo, she shared insights into her journey, challenges faced and strategies employed in the competitive world of real estate.
Reflecting on her early influences, Bosch traces her interest in real estate back to her childhood in Benoni, South Africa. She recalled the excitement of witnessing new neighbourhoods being developed and families transforming structures into homes.
"I think it was when I was younger that I fell in love with real estate, because every Sunday we would go on a tour through the neighbourhood. Watching the houses go up and seeing what people were doing with their houses was fascinating."
Addressing the demands of the industry, Bosch emphasised the need for unwavering commitment, likening real estate agents to dung beetles tirelessly rolling their 'dung ball' of properties. She stressed the importance of maintaining integrity in a saturated market, stating, "Keeping your integrity in real estate is sometimes challenging because often you get tempted to take a shortcut, but it's really very important to keep your integrity because we live in a small city and people will get to know you for who you are."

Affordable homes
In response to market challenges, Bosch identified the scarcity of stock as a significant obstacle. Recognising the opportunity to bridge this gap, she embarked on a journey to develop sustainable housing solutions in the N$600 000 to N$800 000 price range, particularly targeting areas like Katutura.
"Stock is a huge problem. So, Nedbank Home Loans actually approached me last year, explaining that they have several clients with successful preapprovals but they don't have stock for them. So, that got me thinking."
Looking ahead, Bosch envisions herself as a pioneer in sustainable housing, dedicated to providing affordable homes for young professionals and addressing the issue of rising living costs.
"I would really like to be the queen of sustainable housing, and I would like to make it sustainable because often times people can afford to buy the house, but then the rates and taxes, utilities and interest rates go up, leaving them with no choice but to sell their home because they cannot afford to keep it."

Marketing avenues
To achieve her ambitious vision, Bosch employs a multifaceted marketing approach, utilising platforms such as Google My Business, YouTube, and Property24 in addition to traditional print media.
"A few years ago, I did a course with a sales coach, Francois Le Roux, who really changed my perspective. I highly recommend him. In terms of my marketing, I have outsourced my marketing to a company called Nuka Nuka, and they handle all my marketing. I also make use of platforms such as Google My Business, YouTube, our own website, Property24, and print media such as newspapers and HouseFinder magazine."
