In an exclusive interview with Malcolm Ndjiharine, the founder of Getsen Real Estate, we delved into his journey in the industry, getting a glimpse into the world of real estate as he provides both buyers and sellers with essential knowledge.
Ndjiharine's passion for real estate became evident as he discussed his initial interest, stating: "I have always had an interest in real estate because it is such a good investment".
After successfully passing his real estate exam in 2018, Ndjiharine founded Getsen Real Estate CC, a venture that has flourished under his guidance. With the support of a mentor, he navigated the complexities of the market and established a thriving business.

Compliance
One of the critical aspects Ndjiharine touched on regarding the industry was the compliance process.
He emphasised the importance of ensuring that houses adhere to the approved plans, detailing the steps taken when inspectors identify discrepancies. "When the municipal inspector comes and checks that the house is not according to the plan, the seller must then reach out to an architect. The architect must then redo the plan of the house and resubmit it to the municipality for approval," he explained.
"Sometimes it might be something like the neighbour's side of the house not being plastered, then you have to get someone to plaster it. Because when you build a boundary wall, you must always make sure that both sides are plastered. If it is not, then you won't get your compliance certificate. When you don't have your compliance certificate, then the house cannot sell," he said.
"Sometimes when our clients have difficulties with the compliance process, we as agents assist in this process.”

Red flags
The conversation turned to financial matters, clarifying the often-confusing terms 'including costs' and 'excluding costs'.
Ndjiharine explained: "Including costs could mean one of two things. It either includes transfer costs or all costs, which encompass both transfer costs and bond costs".
When asked about red flags while dealing with clients, Ndjiharine emphasised his keen eye for detail.
"When I walk into your house, the first thing I am looking for is problems because a lot of the time the owner does not reveal certain things about the property," he shared.
Delving into marketing, Ndjiharine highlighted Getsen Real Estate’s multifaceted approach. Utilising word-of-mouth referrals, social media platforms and a user-friendly website, Getsen Real Estate maximises its reach, he said.
He further stressed the significance of social media, stating: "Social media allows you to reach a large audience and provides statistics on your target audience".
